Hi Guys am I missing something or how come my IBI Tax bill was €154.10 just a few weeks ago and I only purchased just before Christmas last year. How do they work these payments out? Is there a formula or is it based on bedroom / apartment size or what? Would be good to know as you guys seem to be talking rates per person and I bought mine in my name alone. Thank you in advance Gabe

Thanks MG, I have to admit to having to look up what 'cadastral value' meant and kept finding references to phantom taxes so I guess there's nothing one can do about it. However I am surprised as to the cost as mine is the only name on the property. Yes I guess 'phantom' is probably correct as I'll never find out!! Gabe

Like you I have just paid mine and its was 150€ despite only buying in July last year and only having me on the deeds. No clue how its worked out!

There is a townhall office on site at Al Kasar, sure they can explain how it works and clarify any doubt you might have, think they are open from 10 to 12 and 12.30 to 13.30 mon to fri, they speak as well English. Rupert

Thanks for the info Rupert Can I ask if one can pay their tax via the town hall office in Al Kasar rather than having to pay my solicitor additional fees to do this for me. Gabe

IBI is a tax on the value of the land. Nothing to do with how many people live in the property. When you buy a re-sale, the previous owner has to prove that they have paid the IBI for the current year, regardless if it is 1st of January or 31st December that you sign for the house.

Our 2 bed in J5 cost 130 euros this year (debited from our account a couple of weeks ago). The cost is per apartment - if there is only one person on the deeds then that one person is charged. My husband and I are both on the deeds so we were charged 65 euros each.
When we first paid our tax we did so through the bank and the bank then set it up as a direct debit so it has just been debited each year since and we know it is always going to be dbeited in June and can budget our bank account for it.

Thanks for reply Mad Golfer, I checked our a/c last week and no sign of it been charged, checked there and still no sign however when I check in direct debit section of Internet banking it shows the tax bill dated 06/06/2013. There was money in a/c to meet it on this date. I just don't understand how it is shown up here but not taken from our a/c, don't want it to be taken suddenly later when we've budgeted for other things in the a/c. Am with Sabadell bank by the way.

Whilst the Direct Debit is taken in the first week of June, the IBI is not actually due until 5 July. Paying by DD gets you a 2% discount.
You can also contact the Town Hall Office on the Al Kasar at Condado to sort out your IBI payment (they will need your full name and NIE number for each person/owner). The contact details are below and Juan speaks excellent English.
Do make sure that you have definitely not paid by DD if you pay by a separate bank transfer instead and Juan will provide bank details for the payment.
